Corporate Commons 3 is a 330,000 SF building, the newest and largest development within The Corporate Park of Staten Island. The entire development is owned and managed by the largest private developer on Staten Island, The Nicotra Group, LLC. The award-winning firm is led by philanthropists Richard and Lois Nicotra, who are recognized as leaders in the industry for their community outreach and eco-friendly, state-of-the-art developments.

The design is an eight-story office building that will feature an outdoor classroom setting, walking trails, an organic rooftop farm, a social enterprise eatery and a vineyard. The organic rooftop farm will produce organic food including honey and vegetables to be used at the hospitality properties within The Corporate Park of Staten Island. The eatery, named Pienza Pizza, Pasta & Porchetta, is the second social enterprise eatery owned by the Nicotra's and will follow the same business model by donating all profits to charity. The vineyard will produce table grapes for donation to local food banks. 

250 Fifth Avenue is an upcoming 23-story, 230-foot tall building in Midtown. The future hotel conversion is being designed by Perkins Eastman. Empire Management is the developer of the NoMad site. The existing 111-year old, five-story exterior of the McKim, Mead & White building is being preserved and restored. The landmarked facade will sit next to the new tower, which will be enclosed in light-colored brick with metal horizontal and vertical strips and closely space, vertical strips of narrow windows along the southern facade.

The whole complex will eventually yield about 104,000 square feet of space. There will be a cafe/restaurant, a library, and the main lobby at street level. The ninth floor is set to house an outdoor terrace and bar while the 23rd floor will feature two, 15-foot deep outdoor rooftop bars on the northern and southern edges of the floor plate.
